At Krenzer Property Management we consider ourselves a "full service" management company. We believe that when you pay us a commission the management of your property should be as worry-free as possible. We do everything for you with professionalism and timeliness.

After signing the management agreement with us, we will begin to market your property "for rent" on this web site, in the newspaper, and though the many phone calls we receive at our office. Since there are very few property management companies in our area, local people quickly find our names and we receive many calls concerning the location and rates for our vacancies. Each prospective tenant is given a rental application which permits us to verify employment, credit history, and rental history. Once a tenant is found, they sign a lease, we send you a copy, and, most importantly, you get your money.

Our owners are paid as soon as we are paid. If your tenant pays early, you are paid early. If your tenant pays late, you are paid late with a 10% late fee attached to the payment. In the past we have mailed checks, but we are now establishing a direct deposit system which will make your wait period even shorter. You will also be able to log-on to this web site and check your monthly statement which will detail your income and expenses.

If a tenant calls our office with a maintenance request, we will attend to that request within 24 hours. Some of our owners prefer to do small repairs themselves, some owners do ALL repairs, and other owners do not do any repairs. The amount of repairs you want to do/not do is completely up to you and is discussed when the property management agreement is signed. We also work closely with lawn care professionals, housekeepers, painters, and many other people who can help maintain your property.

After the tenant moves, we can have the property cleaned by some of the best carpet cleaners and restoration professionals in the area. You would, again, have the option of doing this yourself. Once the property is ready to be leased, the whole process begins again.
