Our Rental Process
Krenzer Property Management (hereinafter, “KPM”) prides itself on being fair and equal to all tenants and prospective tenants. We want to offer the best properties to our clients and serve our owners in a convenient, professional manner. This document is meant to explain our rental process to lessen any confusion. Renting a property from KPM is a fairly easy, step-by-step process. We follow these steps for each and every prospective tenant. These steps are as follows:
Step One: Getting in Touch KPM.
You can find our number on a “For Rent” sign, or reading an ad in the newspaper, or by visiting our website site at http://www.krenzerproperty.com or by calling us at (423)587-9450.
Step Two: Drive-by the Property.
To save time and expenses, we ask that all Prospective Tenants first drive-by the property. We ask them to look at the outside of the rental, view the neighborhood, and see if they like it. Chances are that if a Prospective Tenant doesn’t like the outside of a property, he will not want to rent it.
Step Three: Set an Appointment to View the Property.
Please call us at the office and set an appointment to view the property, or do so through our website site at http://www.krenzerproperty.com.
Step Four: Fill-out and Return the Application.
You can download an application from our website. The application will ask you a series of questions concerning income, employment status, social security numbers, number/names of people who will be living with you, and permission to run a credit check. As soon as we can, we run a credit check, call to verify employment, and determine if your income is enough to cover the rent plus any projected monthly expenses. Please note that KPM will not rent any accommodations to individuals who have not shown evidence that they have the financial ability to rent the units under KPM’s management. If we do not feel as though we can rent to you at this time, we will give you a call and let you know.
Step Five: Call-Back and Sign Lease.
If we are able to rent to you, we will schedule a time for you to come to our office and sign the lease (we can also fax, email, or mail leases for clients). Also, please note that our standard lease is available for review on our website at http://www.krenzerproperty.com. At the time you sign the lease you will need to pay your security deposit and the first month's rent/prorated rent for that month. IF WE DO NOT HAVE MONEY IN OUR HANDS, THE PROPERTY IS STILL FOR RENT. We do not "hold" properties for clients without money or put them on a waiting list. The property is either "for rent" or "rented"—there is no in between. After the lease is signed and we have our money in full (rent, security deposit, and any pet deposits), you will receive keys to the property and are free to move-in and enjoy your new home!
