Getting Started With KPM

Getting started with Krenzer Property Management is easier than you might think. It is a simple, step-by-step process that we have perfected through experience. If you have any questions and/or concerns during this process, don’t hesitate to call or email. Here are the steps:

Step One: You call or email Krenzer Property Management. At this point you have already decided that you want to rent your home, duplex, condo, or apartment complex. Perhaps you are calling more than one property management company to see which one offers the best services and we are happy to be on that list. When you call, you will want to discuss with us the general procedures, services, and value of working with Krenzer Property Management.

Step Two: Set an appointment to view the property. We will want to personally view the property and assess an appropriate rental rate. We do this by considering your monthly mortgage payment (if applicable), rental rates of similar properties, special amenities your property offers, school district/area, and the amount that you need to net each month after paying our service fees. If you live in the area, we will want to personally meet you at the property. If you are out of state or away on business, we will view the property ourselves after you provide a key.

Step Three: Sign the Management Agreement. After we determine a rental rate for the property and we agree upon a fee schedule, we will need to both sign a property management agreement (there is a copy of this form on our web site). After the agreement is signed, we will begin to advertise your property in the newspaper, online, and by putting a sign in the yard. At this point, the property is in our capable hands and we will actively being searching for the right tenant.

Step Four: You get paid! Once we have a tenant and they have signed the lease, paid their rent, and paid all deposits, we will send you your money. You will receive deposits at the beginning of each month through a direct deposit into your bank account. You will be able to check your monthly statements on this web site by activating your user account.
